Purpose of this assignment The aim of this assignment is to give learners the opportunity to develop techniques for data gathering and storage, an understanding of the tools available to create and present useful information, in order to make business decisions. This module is assessed by a single piece of assignment consisting of preparing a report for the proposed business concept of New Build’, a project to build new homes in your location (London Borough where you live). The data and information collected need to be analysed with appropriate tools and presented in appropriate formats, graphically whenever appropriate.
Scenario You work as a consultant to a major construction company operating in the UK for over 30 years creating homes and communities across the country. The Company specialises in a variety of home solutions and has in the past introduced unique schemes ranging from urban regenerations, niche boutique residencies, multi-billion pound luxury homes, affordable housing schemes and riverside communities. With the rebirth of the housing market recently, the company is aware of the challenge to provide an ever increasing demand for housing solutions at reasonable costs. Thus, they have come with New Build’, a project which would be introduced across the major boroughs in London. The aim of the project would be to provide housing solutions to people living in these boroughs. The concept would be to balance quality and comfort with affordability. The project intends to approach the customer with unique products catering to their requirements. In order to achieve this they intend to carry out market research in the boroughs in order to determine the current customer needs and gain an insight into the unique market conditions which may exist in each borough. You have been assigned to select a particular borough in order to carry out this market research.

Task 1 (L.O. 1: 1.1, 1.2, and M1, M2, D1)
1. Research your local borough in order to obtain information about housing needs in the private sector. Collect relevant data and determine the customer profile, customer requirements and attitudes, appropriate location and market size etc. Both primary and secondary are required (Learning outcomes 1 and 2). The following items are required:
1.1 London housing trends, in general and particularly your borough, market size and demand for specific type of houses and relevant demographic data in your Borough.
1.2 Market characteristics and potential: customer profile (based on demographic, socio-economic, and lifestyle criteria), competition etc.
1.3 Some analysis using appropriate tools and techniques (dispersion analysis, quartiles and percentiles, correlations coefficient, and presentation of the data collected in appropriate format, including graphs.
1.4 Explain how the quartiles and correlations coefficient calculations are useful for the decisions being taken
Task 2 (LO2: 2.1, 2.2, 2.3, and M2, M3, D2)
2. Carry out a business analysis using data collected. First you need to forecast the annual demand and estimate the revenue as well as determine the operating and fixed expenses. This would require you to do a simple cash-flow analysis and prepare a pro forma income-loss statement (Learning outcomes 3 and 4). The following items are required:
2.1 Description of the New Build concept: type of houses proposed, capacity as well as the location decision (where you plan to locate and why)
2.2 Forecasting of the average customer numbers and the sales volume on a monthly basis for one calendar year from the opening date
2.3 Estimation of the expenses, including a rough idea about the investment needed and the operating budget for one year (variable and fixed cost should be included)
2.4 Use of software generated information to make appropriate decisions
2.5 Your critical analysis and evaluation of the proposed project and the final decisions to be made if you were to invest in the project. This must be presented as a formal report accompanied by a series of slides drawn up for a power point presentation. Although you are not expected to make the presentation, the slides should summarise your research findings and conclusions. The slides can be printed out and attached to the main assignment.
